How the figures are produced
Methodology
The dashboard is rebuilt from the complete Residential Property Price Register CSV. Calculations are descriptive summaries of registered transactions and are not mix-adjusted.
Prices and transaction filters
- Full-market only excludes records marked by the source as not representing the full market price.
- All register entries includes both full-market and flagged records.
- New dwellings and second-hand use the source property-description field.
- The official register notes that new-property prices should be shown exclusive of VAT and that some records can represent multiple units.
Median, average and distribution
The headline median and average are calculated over the latest three transaction months available for the selected geography and property filters. The year-on-year comparison uses the equivalent three-month window one year earlier. The selected-period distribution and percentile range use individual registered transaction prices.
Towns and localities
Town and locality names are derived from address text and routing information, then normalised into canonical labels. Dublin postal labels such as “Dublin 6” are consumed into named localities where the address supports that assignment. Outside Dublin, address localities are preferred and routing-area or county-specific fallbacks are used where necessary.
These groupings are analytical conveniences, not official legal, postal or administrative boundaries. Ambiguous addresses can be grouped imperfectly, and locality coverage is shown in the dashboard.
Regional timing analysis
The regional price-cycle chart indexes quarterly medians to 2019 Q4 = 100. The Dublin timing table compares annual median-price growth and reports the lag with the strongest observed correlation. It is descriptive: it does not establish that Dublin price changes caused later changes elsewhere.
Small samples and revisions
Year-on-year locality or county changes are withheld when either annual comparison sample has fewer than 10 sales. The official register can be corrected or updated after a sale first appears, so historical dashboard figures can change when the source CSV is refreshed.
